VILLA DEL SOLE is one of the most impressive villa of Porto Santo Stefano. The Monte Argentario is one of Italy's most unspoiled, beautiful and exclusive residential areas. It forms a peninsula rich in History, Flora and Fauna and it is since the early 1980th fully protected against any kind of further construction. Only a limited number of large seaside Villas exist. A professional Golf Course and the adjoining international Polo Club ground are reachable in 20 minutes. Rome or its Fumicino Airport are less than two hours' drive away, Siena and Florence can be reached within two and three hours respectively. There are excellent train connections from Orbetello. The private local airport in Grosseto , the provincial capital, is 45 minutes away. The Villa del Sole and the other few Villas in the area called "Le Cannelle" are supplied with fresh water from various springs and form a condominium for general maintenance. The immediate neighbour of the Villa is a beautiful l6th century tower/ fort containing a small residence.The static of the Villa was done by one of Italy's most prominent building engineers, Professor Meardi of the Milan University. The House is built on base rock and the entire sea front side has been secured with 56 reinforced concrete pilings reaching 30 meters down to sea level. The Tuscan style architecture was conceived by the Florentine Architect Canepari and its finishes reflect the stone, the tiles, the wood and colours of the region.The main house exceeds 300 square meters in living space. Its construction, and partially covered terraces, exceed 300mq. The house consists of one master bedroom suite, and three guest room suites all with private bath. The house has an excellent central oil heating system and the master bedroom has air-conditioning. There is also an extra guest bath and a service bath. Below the main terrace of the house are two additional apartments totalling about 170 square meters .all with plain sea view. Apartment A features a Pirates Bar in the basement. These apartments are fully equipped with kitchens and bathrooms and have stone covered terraces in front. All rooms are facing the sea. Each living room is equipped with TV and telephone outlet. The master bedroom is air-conditioned. The technical installation for additional air-condition/heating and telephone connections is in place. The comfortable beach shower room has a washing machine for guests' use and space for beach equipment storage.. The main house has a 220 square meters parking area with sun-shading. An elevator leads from the parking area 13m down to the Villa followed by some steps to the apartments below. The two separate apartments can also be reached by a descending paved road with parking in front of the apartments.. There is a large condominium pool within walking distant, for which membership can be purchased. An attractive restaurant overlooking the pool is open between June 15th and September 15th. As the owner prefers the sea for swimming, he has not built a swimming pool ,also permits are extremely difficult to obtain. There are steps down to the sea level. An area in front of the Guests apartment terrace has been statically prepared for a pool in case of requirement and a permit.This is a unique landmark property which can never be matched. The house and the apartments are basically furnished and equipped (antiques , works of art and movable inventory are excluded in case of sale.)
