The property is understood to date from the 1600’s with later additions, the most recent thought to be Victorian. It is believed that the property has never been on the open market and is understood to have been occupied by the same family since circa 1740. On the ground floor there are three reception rooms and a study. There are open fires in the drawing room and dining room and a lovely inglenook fireplace and large wood burning stove in the sitting room. There are Agas in both the kitchen/breakfast room and secondary kitchen, which has a bread oven and a walk-in pantry. There is a downstairs cloakroom leading from the spacious quarry tiled reception hall, from which the cellar can be reached. The well-arranged ground floor accommodation is complemented on the first floor by a spacious principal suite with wonderful downland views and an ensuite shower room. In addition there are four further bedrooms and two bathrooms.

Externally, the house presents attractive white washed, rendered, timbered, flint and tile hung elevations under a mainly pitched tile roof. In recent years the current owners inform us that they have replaced the majority of the windows with wooden sealed unit double glazed, principally sash windows.

The Annexe
Situated to the far end of the garden is The Annexe. This detached brick, flint and tile annexe was built in circa 2009 and provides excellent ancillary self-contained accommodation. Features within The Annexe include a particularly spacious kitchen/dining room with a Rayburn, wooden doors and glazed doors leading from both the sitting room and kitchen/dining room to the garden.

The Old Wash House
Lying a short distance from the rear of the main house is The Old Wash House, which is a detached period building providing one bedroom secondary accommodation with a kitchen/breakfast room and shower room. The original fireplace with chimney and washing copper have been preserved and are a lovely feature.

From the parking area, a brick path leads through a clipped beech hedge up to the front of the house. The garden has been attractively landscaped over the years with various lawns, well-stocked beds, clipped yews, a well, a number of mature trees and a greenhouse. From the garden there are some lovely views over the surrounding countryside and South Downs. To the west of the garden and adjacent to The Annexe is a timber stable block which provides six loose boxes, three open fronted stores and a further store. To the front of the stable block there is a large concrete yard. A short distance from the stable block are two field shelters. The remainder of the land is down to grass and divided into two principal paddocks. About 2.6 acres.

Please note the addendum to the acreage noted within the attached particulars - in all about 2.6 acres.
