Just west of Utrecht, at the other side of the A2 and the Merwede channel, this area has historically been known to be a varied area of farmlands, meadows, marshy land and higher grounds with river clay, where especially fruit growers had their tree orchards and greenhouses. This outside area was selected in the nineties of the twentieth century as the location for the largest city extension project in the history of the Netherlands: Utrecht Leidsche Rijn.
The various construction styles of the houses in Leidsche Rijn were inspired by archaeological discoveries, existing old country paths and ditches, trees and monumental farms, which is what gave each neighbourhood its own character and personality.
This beautiful thatched detached villa is located in the Vlinderbuurt district, constructed in 2007 on a double plot in a modern and fresh manor style. The house is located in the residential neighbourhood Het Zand and is constructed in a very appealing architecture and construction style, with partially plastered and weatherboarded facades, windows with rod division, dormer windows and a beautiful low-maintenance garden around it. The plot is accessible through a sturdy bridge across the adjacent channel.
This unique villa is situated close to Maxima Park, a park the size of the inner city of Utrecht, with the recreation strip Het Lint, which provides space for young and old to jog, skate and cycle every day and where many sports activities and festivities take place every year. There are also various shopping centres, public transport (train/bus), the future Leidsche Rijn Centrum with many stores, offices and restaurants, Cinemec, childcare, primary schools, secondary school and the important arterial roads to A2, A12 and the Zuilense Ring, all at short distance from the Vuurvlindersingel. By bicycle you reach the inner city of Utrecht in just 20 minutes.
Ground floor The front yard is accessible through a remotely operated, wrought iron double sliding access gate with a separate walk-through gate, which provides access to the front door and the double garage. Between the gate and the garage there is sufficient parking space for 2 sizable cars. The entrance with natural stone floor is spacious and bright thanks to the impressive mezzanine. In the entrance there is the spaciously sized toilet and the separate area for the double meter box. There is a passage to the large garage with basement area and another door connects the entrance with the spa-like open area, where the integral swimming pool and sauna are situated. In the technical basement area we find the geothermal heat pump installation, the heat recovery ventilation unit and the filter systems with jet stream pump for the swimming pool. Double doors with rod division and facet cut glass provide access to the living room, annex office and kitchen. In the living room there is a beautiful parquet floor. The dining area has a large bow window for extra sunlight in the morning hours. The two double harmonica doors in the living room lead to a lovely large (pile supported) terrace, of which a part is covered and can be heated by means of electro heaters. The garden enclosed by vegetation is oriented to the south and provides complete privacy.
The office is in open connection with the living room, looks out onto the backyard and is furnished with custom bookcases.
Double doors, also with rod division and glass, connect the living room with the Siematic kitchen with built-in appliances of Miele, including an oven, steam oven, convection oven, plate warmer and dishwasher. The two connected refrigerators with freezer compartment are of the brand Liebherr, the induction cooker of Siemens. The countertops have been done in natural stone, the floor in the same colour with a high quality ceramic tile.
The integral swimming pool of 8 x 4 metres has a jet stream and provides an amazing view on the garden through the many windows. By means of harmonica doors it is possible to connect this area completely with the terrace and the garden. In the swimming pool area there is a stainless steel stairway with hardwood steps, which leads to the first floor, where there is the sauna with heater, infrared lamps and coloured starry sky. From the sauna the roof terrace is accessible, which is situated between both roofs of the villa, a lovely covered sunbathing or relaxation spot!
1st floor Through closed wooden stairs with carpet the landing is accessible, which is spacious and bright. Closet area is available across the full width of the mezzanine, providing an enormous amount of useful storage area. At the left side there is the master bedroom with ensuite bathroom. The master bedroom comes with a French balcony and looks out on the backyard. The bathroom is done very luxuriously with Pharo jacuzzi, double natural stone washbasins, Pharo shower with steam cabin, bidet and toilet. The second and third bedroom are located at the front of the house and both come with a private bathroom. On the landing there is also a separate washing and drying area.
2nd floor A fixed stairway leads to the second floor, where there is a beautifully finished bedroom and storage area. The bedroom has a round hinged window with rod division and two Velux roof windows. A second similar bedroom could easily be realised on this floor.
Garden and storage space
The front yard is beautifully landscaped with small bricks, natural stone, gravel and boxwood hedges. The large backyard is completely enclosed and high quality artificial turf has been placed on top of it. In the backyard there is a beautiful garden house, serving as storage and hobby area, built in the same charming style as the main building, with thatched roof.
