Hakkında Zwaluwenweg 1

Villa Blauwduin is the poetically sounding name of this glorious, thatched country house in the most exclusive location of the Netherlands: the Zwaluwenweg in Aerdenhout. It is a country house avant la lettre: aristocratic, romantic, robust and distinguished.

Villa Blauwduin, a municipal monument, is both imposing and modest at the same time. The accompanying domain encompasses no less than 23,185 m² and consists of a park-like garden, a forest part and at the rear of the house, outstretching meadows. Indeed, it is possible to keep horses here – there is even a charming, thatched stable on the estate. Unique in Aerdenhout.

As a result of a far-reaching renovation, which the current owners carried out in 2010/2011, the villa is in pristine condition. Additionally, it has been equipped with state of the art facilities, providing comfort at the highest imaginable level. Villa Blauwduin, with a living area of around 800m² (1,123 m² in total), welcomes its new residents with an exceptionally comfortable living style in a unique and extraordinarily tasteful ambiance.

The house, a design by architect J. Konings, was built in 1928 in the style of an English country manor, reminiscent of the rustic Tudor style. The entrance is grand. Behind the wrought iron gateway there is a vast forecourt, which is dominated by a monumental fountain. The staggered, brick façade on the first floor has been partly bevelled, exhibiting a high degree of craftsmanship. In combination with the stained glass and divided-light, shuttered windows on the ground floor, this gives the house a characteristic, rural appearance.

A vestibule gives access to the manor’s majestic hall, which is decorated with elegant, crystal chandeliers and a classic, black and white chequered tiled floor of granite and Italian marble. In the house’s left wing, which used to contain the servants’ quarters, a fabulous family kitchen with informal dining room is situated. From the kitchen, a passageway leads into the manor’s formal dining room, which contains a beautiful marble fireplace, and has an adjacent lady’s room, which also has a marble fireplace, high windows with sliding covers, wooden panelling, characteristic window seats and a completely renovated conservatory.

The white kitchen in a modern, rural style has been customised to perfection and is the dream of anyone who loves to cook, eat and receive dinner guests in style. The floor is a combination of Belgian bluestone and oak wood beneath the dining tables. The enormous cooking island has a granite countertop with, amongst other things, a Miele induction hob, a teppanyaki plate and a wok. The wine refrigerator and double refrigerator with freezer compartments are by Gaggenau. The kitchen’s steam oven, two convection ovens, three dishwashers and silent extraction system are by Gutmann.

The cheerful living room with its beautiful chimney and bay window is centrally located in the villa and offers an expansive view of the garden and adjacent meadows. The study with its accompanying library, open fireplace and covered terrace, can be found in the manor’s right wing.

An impressive oak wooden stairway leads from the hallway to the first flour. The master suite (approx. 96m² + balcony) has a stylish dressing room with tailor-made wardrobes and an exquisitely luxurious bathroom with a freestanding bathtub, a Dornbracht Rain Sky hammam, solarium, scent and colour therapy system and a neck massaging shower. There are two more bedrooms and an attractive second bathroom with Rain Sky, toilet, and design washbasins. There is even a mirror with an in-built iPod.

The former servants’ staircase leads to the second floor, which has two bedrooms (25 m² and 12 m²), a shared bathroom and a washing and ironing room. The manor’s top floor consists of a completely renovated, unpartitioned attic of 140 m², which receives an abundance of natural light through several dormers. This space is ideally suited for a spacious study or could contain three or four large bedrooms. All pipes and electric connections for a bathroom are already present, and there is already a toilet here.

The indoor garage with carport is reachable from the kitchen and provides space for two cars, plus two beneath the carport. There is a separate space for garden attributes. Above the garage there is a comfortable studio apartment for a live-in nanny, one of the children, or guests. On the right side of the country house there is a detached, similarly thatched servant’s residence/guest house (112 m2) with two floors and an underground garage for multiple cars, which can also be used as a workshop.

The villa is also equipped with a climate-controlled wine cellar by Eurocave and many other additional features. One of those is the KNX Domotica system that is used to operate almost all functions in the house, such as lighting, curtains, the security installation with cameras and even the fountain on the forecourt.

The monumental and perfectly located Blauwduin villa offers its residents an exceptionally representative and privileged living environment. The estate is extraordinarily suitable as a family residence, providing both the options of housing multiple generations or of combining living and work in an incredibly comfortable manner.
