Wester Rarichie Farm is an extensive mixed farm which carries a suckler cow herd and flock of breeding ewes, as well as growing a range of
arable crops. It has a traditional farmhouse, two cottages, a steading and modern farm buildings for accommodating cattle.

A particular feature of Wester Rarichie is the combination of land types which include grade 2 arable land, permanent pasture suitable for the
out-wintering of livestock and scrub forming the coastline. The land lies in a contiguous block which is divided by a minor public road. The soil types at Wester Rarichie comprise humus iron podzols and gleys of the Nigg/Preston, Ethie and Cromarty/Kindeace series. The arable land is relatively stone-free and is ploughed to a depth of around 8 - 10 inches. The farm has LFA status.

One of the key attractions of the farm is the spectacular 360-degree outlook from the highest point, in particular overlooking the 1,650 metres
of coastline, which forms the south-eastern boundary of the farm. The views expand to the Dornoch Firth, the Moray Firth and Nigg Bay.

There is rough shooting for mixed game, duck flighting and roe deer stalking.

Farming System
Wester Rarichie is run as a mixed arable and livestock rearing unit and is farmed in conjunction with Shandwick Mains. The arable crops grown
on the farm include oil seed rape, spring barley and winter wheat. A field is usually let annually to a potato grower. The reported average yields on
the farm are as follows:

3.00 tonnes per acre of spring barley.
4.00 tonnes per acre of winter wheat.
1.60 tonnes per acre of winter oil seed rape.

The farm carries a closed, summer-calving herd of 190 Stabiliser X Aberdeen Angus cows. The heifers, second calvers and cows on the farm for their final year are run with Stabiliser and Aberdeen Angus bulls to rear replacement breeding stock. They are over-wintered indoors.
After the second calving, cows run with Charolais bulls and are outwintered. A creep-feed system is operated for the calves, which are sold through the ring at 12 months.

The farm also carries a flock of 700 breeding Blackface ewes which are crossed with Bluefaced Leicester rams. Lambing takes place outdoors
and begins in early April. Ewe lambs are marketed as Highlands and Islands Sheep Health Association (HISHA) accredited lambs and are sold through the ring at a special Highland Mule Sale. Ram lambs go directly to Mey Selections as prime lamb.

The farm is EAE Accredited. It receives an annual payment from the Scottish Beef Calf Scheme.

LOT 2A: WESTER RARICHIE FARMHOUSE AND PADDOCK (About 2.71 acres)

Wester Rarichie Farmhouse is of traditional construction beneath a pitched slate roof with a harled and painted white exterior. It occupies
a south-westerly position and has front and rear driveways. The two-storey house is positioned centrally within a mainly lawned garden.

Features of the farmhouse include cornicing, double glazing, hard wood floors, cast iron stair spindles and open fires in the reception rooms.

Situated in front of the farmhouse is a paddock extending to 1.78 acres.


LOT 2B: STEADING COTTAGE
(About 0.12 acre)

This is a detached, single storey cottage situated within the farm steading and accessed off the public road. It is of traditional construction beneath a pitched slate roof with a white painted exterior.
