Located on the hills of the Tuscan countryside, this vast property is ideal for someone looking for a private and retired life. The impressive size of the hamlet (5,568 sqm), including a wonderful 16th century castle, is ideal to start a hosting activity without too much of a problem. 420 ha of land enrich the property, with an impressive 5,000 trees olive grove. GEOGRAPHIC POSITIONLocated on the hills of the province of Pisa, on top of a hill, prestigious countryside estate with castle, wildlife reserve, lakeand panoramic view on the surrounding countryside and the sea, located a short distance away.With a wonderful view over the surrounding valley with the sea visible towards the horizon, despite its apparently isolated nature, this property is easily reached thanks to an excellent linking to the municipal road network. Reference center for basic services are two small villages (8km; 20rsquo; and 12km; 25rsquo;). The property is near to the coastline too, with Livorno (and its nice ferry-boats system in case of necessity) located just 30km away.Other historical cities of Tuscany are within reach: Pisa (42km; 50rsquo;), Volterra (47km; 1h 10rsquo;), San Gimignano (62km; 1h 25rsquo;) and the Tyrrhenian coast in Viareggio (66km; 1h).Useful airports to reach the property are Pisa Galilei (39km; 45rsquo;), Firenze Peretola (85km; 1h 20rsquo;), Bologna Marconi (172km; 2h 10rsquo;), Perugia Santrsquo;Egidio (243km; 2h 50rsquo;), Roma Fiumicino (302km; 3h 25rsquo;) and Roma Ciampino (322km; 3h 50rsquo;).DESCRIPTION OF THE BUILDING- At the entrance of the estate there is a complex (1,084 sqm ndash; 11,635 sqft), in discreet structural conditions and made up of two buildings. The first one (315 sqm ndash; 3,389 sqft) is a agricultural warehouse on a single floor, the second one (760 sqm ndash; 8,188 sqft) on two floors is split between an agricultural warehouse (ground floor) and an apartment (first floor). The building is inhabitable.- Going up the road we encounter a derelict complex (299 sqm ndash; 3,220 sqft) once made up of two buildings of which nowadays only little traces are visible.- Going on there is a country house (396 sqm ndash; 4,263 sqft) on two floors. Despite some recent renovations, the scarce use of the building caused it to fall into an almost-ruined state.- Higher up there is the old mill (565 sqm ndash; 6,083 sqft). The building fell in ruin and only parietal walls are still up, while the roof collapsed.On top of the property there is the hamlet of the castle, made up of five great buildings, among which the beautiful castle constituting the heart of the property.- The main core of the complex is the prestigious castle (802 sqm ndash; 8,633 sqft) built in the 16th century but reworked in the early 1900s in its current aspect. The building spans three above ground floor, a basement level and a two-story tower above the main body. It is in good structural and aesthetic conditions, since it has been a residence up until recent times.- The small church (150 sqm ndash; 1,618 sqft) built on a terrace below the castle is still consecrated and usable but it needs some work to stop the water infiltration. The church has a nice panoramic outdoor terrace oriented west-north-west.- Right below the church there is a country house (849 sqm ndash; 9,140 sqft) on two floors plus a basement level. Some restoration was carried out and it is as of now in builderrsquo;s finish. The original project included a body towards the valley, nowadays completely demolished and never rebuilt.- Then there is a residential building (197 sqm ndash; 2,122 sqft) on two floors with bedrooms, services and storage rooms. The building has been recently restored, but since it was not used the conditions have rapidly deteriorated.- The restaurant (444 sqm ndash; 4,780 sqft) is obtained from a service building recently restored. On the first floor there is an ample hall, a bar and some service rooms. On the first floor, accessible through an internal staircase, there is the restaurant itself. Structural conditions are good.Right below the hamlet on top, through the olive grove, we find the last complex (782 sqm ndash; 8,418 sqft). It is a two-story building with an apartment on the first floor. On the ground floor there are a barn and a stable, completed by two metal structures on the outside. The building, dating back the beginning of the 1900s, is in a bad state of disrepair and needs several restoration works to be carried out to bring the building back to inhabitable conditions.STATE AND FINISHESThe castle, heart of the property, dates back to the 16th century but its current state it is the result of several restoration works carried out between the 1990s and the 2000s.The rest of the property (with the exception of some building restored recently for the hosting activity) has been long abandoned and thus it requires several restoration works to get back to its original state.On the inside, the castle is enriched by luxury finishes, with original terracotta floors, frescos covering entire walls and ceilings decorated with motives.EXTERNAL AREAThe property is surrounded by 426 hectares of land (1,053 ac), ranging from 150 to 400 m of altitude.The repartition includes 271 hectares of woodland (coppice for the most part), 135 hectares of agricultural land and 20 hectares of olive grove.- The woodland section (271 ha ndash; 670 ac) is made up prevalently of coppice wood and the cutting rights is 5/10 hectares of wood per year. The high wood constitutes a minimal part of the section.- The agricultural land (135 ha ndash; 334 ac) is located on a medium-high pendency dry terrain, thus particularly suitable for cereals and forage in rotation.- The olive grove (ca. 2,500 trees) covers ca. 20 hectares of land (49 ac) with a medium density of 150 trees per hectare. The first section of the olive grove (1,000 trees) is located on medium pendency terrains and is populated by pretty old big-crowned and low-profitability trees. The recovery of this section requires a cleaning of the land and an accurate pruning to bring the trees back into a producing state. The second section (1,500 trees), however, is almost completely irrecoverable: it is an olive grove located on a hard slope, with long-ignored and herb-covered trees (often taller than the single plants). A practical solution to this problem would be the conversion to agricultural land; however the high pendency of the terrain would lead to a low-productivity land.Around the building there are several areas usable as parking lots for cars.USE AND POTENTIAL USESThe estate is in state of abandon and needs several recovery and restoration works to make the buildings inhabitable. The vast dimensions of the property allow starting a hosting activity (already present in the past, at the beginning of the 2000s) without too much of a problem. The castle, heart of the property, could be used as a private residence or split into several independent apartments to host guests and tourists. Other buildings can be restored to obtain several apartments e/o bedrooms.
