The Old Vicarage is a Grade II listed house built c1840 of shale Carr- stone elevations, a labour intensive technique whereby narrow slats of a locally quarried sandstone are laid so that the mortar is not visible. The house is in the Gothic Revival style with tall gabled roofs clad in slate and topped with finials, and detailing such as the quatrefoil to one gable and rusticated hood moulds to the windows on the south elevation.

The house is approached along a quiet lane which leads past the church before reaching the property which is surrounded and sheltered by mature trees. The Old Vicarage stands on the south- facing slope of the valley of the Heacham River, within a designated Conservation Area and enjoys views through the tree line over farmland and an Area of Outstanding Natural Beauty.

The current owners acquired the house in a state of disrepair in 1991 and undertook a necessary and thorough programme of renovation to the house and gardens. The fabric of the building was renewed and replaced and the garage, office and playroom were added in a manner sympathetic to the existing building. The gardens were landscaped with the addition of a flagstone terrace, ornamental pond fed by a waterfall and beds of shrubs and flowers.

An arched entrance porch opens to a reception hall with staircase beyond from which the principal rooms are all accessed. The three principal reception rooms are all beautifully proportioned with high ceilings, tall windows and open fireplaces. The breakfast room opens to a kitchen with quality fitted cabinets and appliances including an electric AGA Total Control; there is also a summer kitchen with Lacanche gas cooking range and a north-facing pantry. Doors from the kitchen open to the study area and the rear courtyard. There is a range of domestic offices and a cellar.

An oak staircase rises and divides to a minstrels’ gallery and the galleried landing which accesses three bedrooms, all with en suite facilities and dressing rooms; the master bedroom has French windows which open to a balcony looking south across the gardens and the valley beyond.

The second floor has three further bedrooms, two bathrooms and a store/play room. The ceilings here are vaulted with good head height to all rooms.

The lie of the land is such that the site falls sharply away from Church Lane where a wall marks the boundary and the driveway drops to a turning circle with a raised central bed containing horse chestnut and yew. There is ample parking, a double garage and an open-ended cart-store which also leads to the courtyard at the rear of the house around which stand the office and family room.

To the west of the house and directly accessed from the drawing room is a terrace overlooking an ornamental pond set in a sunken garden. The terrace continues around to the south where both the dining room and sitting room open onto it, with slopes down to the lawns beyond.

Mature specimen trees surround the site which totals 1.44 acres (S.T.S.).
