Sport and Woodlands

The undulating and, in parts, steep nature of the West Cult landscape admirably lends itself to an
exceptional high bird pheasant and partridge shoot. West Cult has for many years formed the principal part of the Dungarthill Shoot, which is renowned and in recent years has been run on a commercial basis.

Under the current owners’ management, shoot days have produced bags of between 100 and 300 birds – predominately pheasants supplemented by a proportion of red-legged partridges.

Many of the drives show superb pheasants and partridges. In particular, Tamhingan, Dunmore and Newtyle Hill consistently produce birds which are
considered by many regular guns to be as sporting
as anywhere in Scotland.

There are two or three further potential drives which could be developed. The existing shoot is comfortably capable of providing 10 to 12 days of driven shooting per season of between 100 and 300 birds per day.

The reservoir lies at the heart of the property and, together with several ponds, provides the opportunity for driven shooting of reared duck. It can also be fed to attract wild duck for flighting. The reservoir is stocked with brown and rainbow trout to provide enjoyable sport in a lovely setting. The quality of natural feeding in the reservoir is such that specimen fish of up to 8lb in weight have been caught during the last two years.

This part of Perthshire is widely renowned for its large population of fallow deer. The wooded banks on the northern and western part of the property provide wonderful habitat and ideal stalking environment.

In recent years between 40 and 60 fallow deer have been culled annually with around five to ten of these being bucks and the majority being does, calves and yearlings. In addition, 12 to 15 roe deer are culled in a typical year and there is scope to increase the deer cull if desired by the purchaser.

The combination of open woodland and banks of mixed heather and bracken make for ideal woodcock habitat with significant numbers being attracted to West Cult periodically during the winter months. Whilst the owners have not dedicated any shooting days specifically to woodcock, there is scope to do so when conditions are favourable. Woodcock are a feature of the bag on pheasant and partridge shoots with 31 woodcock being accounted for during the 2016/17 shooting season.

The woods on the property itself and in the general vicinity provide roosting for a significant woodpigeon population which gives rise to the opportunity for both flighting and decoying of pigeons at West Cult.

The woodlands extend to about 191 acres including areas of open-grown, primarily birch woodland that can be seasonally grazed by livestock. Many of the coverts were specifically planted with shooting in mind and in some cases are supplemented by game crops. These coverts are mainly mature conifers which also play an important landscape role. Silverside is home to larger coniferous areas as well as large areas of open grown primarily birch woodland which form an attractive stalking environment also.


In recent years the focus of management of West Cult has been on the shoot at the expense of fully utilising the farmland. The farmlands have mostly been let on annual grazing licences at below market rents in return for reseeding; fencing; liming and drainage works to the ploughable fields.

The larger fields comprise a mixture of ploughable pasture, permanent pasture and rough grazings which could be improved with bracken control and eradication. The land is IACS registered and is classified as both grade 41 and 52 by the James Hutton Institute.

Traditionally the land has supported a breeding sheep flock and a small suckler beef herd augmented in the summer months by cattle youngstock.


West Cult Farmhouse

West Cult Farmhouse is a traditional two storey dwelling occupying a very private and attractive south facing position overlooking the reservoir. In recent years, the property has been let but is vacant. The layout of the accommodation is shown on the floor plan herein and comprises: Entrance Hall, Dining Room, Sitting Room, fitted Kitchen, Utility Room, Bathroom. First Floor: 3 Double Bedrooms and a Boxroom. There are adjoining stores at ground floor level.
