On the hills of the Tuscan Maremma, a short distance from Grosseto, organic property with Agriturismo, wellness center and yoga retreat. The property sports many buildings (1,430 sqm) housing 16 bedrooms and 23 bathrooms for the guests. The exteriors (over 60.0 ha) are covered in woodland crossed by paths, while the garden of the estate includes a natural lake and a stone theater for events and shows. The wellness center features an indoor pool and a multipurpose room.
The property enjoys a very peaceful setting, not far from the Tuscan Coast (40’ by car), and is perfect for anyone looking for quiet and relax deep into the nature.
Services are all available in the nearby town (4km; 10’) and many of the most interesting centers of Tuscany can be reached in just over two hours (Saturnia, Grosseto, Pitigliano, Porto Santo Stefano, Punta Ala, Siena, Florence…).

DESCRIPTION OF THE BUILDINGS
Building A (300 sqm – 3,228 sqft, 3 bedrooms and 4 bathrooms) houses the restaurant of the property and several bedrooms for the guests:
- Ground floor: ample restaurant with professional kitchen, guest bathroom, tasting room and pantry;
- First floor: entrance from the outdoor staircase and three bedrooms with en-suite bathrooms.
The outdoor area in front of the building can be easily covered to increase the restaurant’s seats.

Building B (280 sqm – 3,013 sqft, 7 bedrooms and 8 bathrooms) is fully used to accommodate guests:
- Ground floor: reception with bathroom and three bedrooms with en-suite bathroom;
- First floor: four bedrooms with en-suite bathroom.

Building C (110 sqm – 1,184 sqft, 2 bedrooms and 2 bathrooms) is split into two independent bedrooms, one on each floor:
- Apartment A: living area with sofa-bed, kitchenette, bedroom and bathroom;
- Apartment B: living area with sofa-bed and cooking corner, bedroom and bathroom.

The owners’ house (200 sqm – 2,152 sqft, 3 bedrooms and 2 bathrooms), recently built, is split into two wings connected by a hallway and laid over two floors:
- Lower floor: dining room with open-plan kitchen, ample living room with veranda, master bedroom with en-suite bathroom, two bedrooms and bathroom;
- Upper floor: partially habitable lofts housing a storage room and a laundry.

Building D (90 sqm – 968 sqft, 1 bedroom and 1 bathroom) includes a storage room on the ground floor and a bedroom with bathroom on the first floor.

The wellness center (450 sqm – 4,842 sqft, 4 bathrooms) is made up of two sections, independently entered through the entrance room at the center of the building. On the left is an ample multipurpose room with could be used as a gym, a yoga center or a meditation room. On the right side one gets to the wellness center itself which houses a beautiful indoor swimming pool (with depth varying between 3.8 ft and 4.1 ft), a massage room and several dressing rooms/bathrooms for the guests.
Outside, an ample grass-and-wood terrace allows organizing outdoor courses and yoga sessions with a beautiful panoramic view.

STATE AND FINISHES
The buildings have all been restored by carefully respecting the typical rural style of Tuscan Maremma. Bedrooms sports vivid colors and decorations designed by a notable interior design from Maremma. All the bedrooms feature Ethernet plugs and air conditioning to provide guests with the best comforts possible.
The wellness center has been recently built but is perfectly integrated in the environment. The internal pool, heated at body temperature (between 95°F and 97°F) is treated with ozone and UV lamps, reducing the chlorine content to the bare minimum prescribed by law.

EXTERIORS
The estate covers a total surface of approximately 60.5 hectares (149.5 acres). The woodland in the property (over 40.0 hectares) is made up of century-old oaks and crossed by paths and tracks ideal for hikers and mountain bikers. The many natural springs create a humid environment, allowing the plants to grow and flourish with ease. Also, wild animals such as deers, hares and porcupines can be spotted roaming around the estate. The coppice woodland of the estate is used to produce firewood which is then used as fuel in the property.

The evergreen garden is embellished by many Mediterranean plants and flowers with different blooming periods, so that the garden is colorful and varied all year long.

The organic vegetable garden, which also features a 20 x 7 m greenhouse with a synergic garden, and orchard allow producing vegetables and fruits which are then served to the guests in the restaurant. Roughly 4.0 ha of the estate are covered in olive trees (cared for with organic methods as well) that produce each year excellent extra-virgin olive oil.

A short distance from the country houses is the natural lake: the water here, chlorine-free, is kept clean by microorganism living in symbiosis with aquatic plants. Right next to the lake, built with stone quarried in the area, is a waterfront theater for music events, theater shows and events.
