Pond House is a delightful Grade II listed Georgian property set in approximately one acre. The main part of the house dates from the late 17th century, with the Georgian facade added in the early 18th century. The front door opens into a lovely hall with stone flooring and doors leading to the charming drawing room and study on either side, one with open fireplace and one with a wood burning stove. The dining room is straight ahead and has solid oak floors and double doors leading to the outside. There is also access here to the full height cellar via a door in the floor. The kitchen/family room is adjacent and adds a stylish more contemporary feel to this end of the house. The kitchen is fitted with smart painted navy blue units, cream quartz work surfaces, a central island, fitted with an induction hob, and integrated Neff appliances. The family room is fitted with a run of units and a wine fridge and of particular note a specially designed built-in desk/modern work station, which can be cleverly concealed when not in use. A magnificent double sided wood burning stove sits centrally between these two spaces, and these rooms, as well as the dining room, are fitted with a Sonos sound system.
At the far end of the kitchen there is an existing porch bay which has planning permission to re-glaze with oak framing.

From the front hall, stairs lead to the first floor and a galleried landing, where there are wonderful views of the garden and the village pond. The master bedroom suite, with dressing room and en suite bathroom, is at the far end of the house and takes full advantage of the views over the garden. Also on this floor there are four further double bedrooms, one with en suite shower room, and a family bathroom.

The house is approached off a quiet lane through an electric five bar gate onto an expansive gravel driveway with ample parking. The gardens wrap around the house and are mainly laid to lawn with plenty of mature trees and hedges on the boundaries. The house overlooks a pond with ducks and a willow tree and in one corner, surrounded by a low brick and flint wall, is an orchard with mature fruit trees bearing apples, pears and plums. There is an open double timber garage and two stores with a wood store on the side. Planning permission has been granted to convert the interior part of the existing garden store/garage for residential use.
