On the slope of a hill in the Umbrian countryside near Todi, modern country house with pool and panoramic view. Easily accessible via the municipal road network, thanks to its vicinity to the E45 highway, this property allows for a relaxing life in the countryside without giving up on fundamental services. Other cities of Umbria are easily reachable: the famous wine-producing town of Montefalco (26km; 30’), the beautiful Orvieto (45km; 55’) with its cathedral, the medieval Spoleto (45km; 45’), the town of Narni (47km; 40’) loved by C.S. Lewis to the point he gave its Latin name to his fantasy world, the Etruscan Perugia (47km; 40’), the Franciscan sanctuary of Assisi (59km; 50’) and the crossbowmen’s city of Gubbio (88km; 1h). The best airports to reach the property are Perugia San Francesco (47km; 35’), Roma Ciampino (146km; 1h 35’), Roma Fiumicino (161km; 1h 40’), Firenze Vespucci (211km; 2h 10’), Grosseto Baccarini (220km; 2h 30’) and Pisa Galilei (272km; 2h 50’).
DESCRIPTION OF THE BUILDING The country house (420 sqm – 4,519 sqft) is laid out on two floors and made up as follows. - Ground floor: we enter in an ample and luminous living room fitted with four French windows leading directly to the garden and a fireplace. Just beyond we enter a dining room and an ample high-tech kitchen with fireplace. Right next to the kitchen there are a larder and a laundry room. From the kitchen we pass into the first bedroom with en-suite bathroom and direct access to the garden. There is also a second (double) bedroom, accessed via a corridor from the dining room together with a bathroom and a closet. - First floor: through a winding staircase we land on the living room on the first floor. From here, on the left we get access to the master (double) bedroom, fitted with a walk-in closet and an en-suite bathroom. On the opposite side of the living room, through a small corridor, we enter two double bedrooms with en-suite bathrooms and a twin bedroom also with en-suite bathroom.
On the land surrounding the country house, it is possible to build a second building for a total of 100 sqm (1,076 sqft) usable as a guesthouse.
STATE AND FINISHES The country house was recently built, but while working on it we abided by those traits characterizing those countryside building on the Umbrian hills. On the outside, the building exhibits classical stone walls that clash with the modern fixtures on the inside. On the inside we find a peculiar juxtaposition of old and new: wooden beams on the ceilings, typical to rural buildings, clash with travertine floors and the high tech nature of the kitchen. This high-tech aspect is mitigated by the black marble plane and the wooden counter against the chromed steel. To get upstairs we use a beautiful and sinuous winding staircase, the undisputed star of the dining room. Day zone floors are covered in ceramic, while the night area has parquet,with the exception of the master bedroom which is covered in a peculiar leather floor. The ample rooms have numerous windows and French windows allowing the light to enter and warm the building, as well as granting access to the beautiful garden.
EXTERIORS The building is completed by a spacious portico on the front, ideal for outdoor relaxation or al fresco dining with friends, relatives and guests. From the portico we enter the living room on the ground floor through a French window. The country house is surrounded by 2.0 hectares of land, used as a private garden dotted by plants and crisscrossed by stone walkway ultimately leading to the house. Further enriching the property we find a nice 14 x 7 m swimming pool granting a panoramic view over the surrounding countryside.
USE AND POTENTIAL USES The country house is ideal as a private residence thanks to its position and the privacy it offers. The six bedrooms of the building are suitable for numerous families or for guest-hosting. Alternatively, it is always possible to start a hosting business in the form of a B&B and/or Agriturismo. There is also the possibility of creating a second 100 sqm (1,076 sqft) building which could then be used either as a guesthouse or as a simple tool shed.
